Investment Terms

  • The new law, effective from August 31, 2024, requires a minimum investment of €800,000 for properties in areas such as Attica, Thessaloniki, Mykonos, Santorini, and islands with populations over 3,100 residents.
  • €400,000 for properties in other regions of Greece.
  • Special cases for acquiring a Golden Visa include a minimum investment of €250,000 for properties that: are being converted into residences, are industrial buildings inactive for at least five years, or are listed buildings that require restoration.

Restrictions

  • According to the latest regulations for the Greek Golden Visa program, investors are allowed to rent out their properties, but sub-leasing and using the property as business offices are not permitted.
  • Investments must be made in a single property with a minimum area of 120 square meters.
